Competition Entry

Emerson Point

The Emerson Point project in Capitol Hill proposes a 7-story, 10-apartment building using a point access stair and elevator core. It complies with all zoning requirements and offers a "missing middle" housing solution.

The Denver Single-Stair Housing Challenge

Emerson Point is Old Alt New’s entry to the Denver Single-Stair Housing Challenge, a first-of-its kind ideas competition to support a broader effort to modernize and amend today's building and life safety codes and allow the proliferation of point access block housing projects across Denver and North America.

“But is this project a good fit for the CapHill neighborhood?”

This isn't the right question to ask.

We are in an affordable housing crisis.

We are in a climate crisis.

"Ugly" isn't a crime.

Restrictive housing practices should be.

Also, YES, Capital Hill will love this project.

Stewart explains the key features of Emerson Point, Old Alt New’s submission to the Denver Single-Stair Housing Challenge.

Point access apartments are a tool for urban efficiency. PAB can be used for: extra space, extra profit, or extra affordability.

“Today, housing is an economic commodity rather than a basic human right.”

-Kate Wagner

Single-stair egress cores can solve the floor plan efficiency crisis. But only policy changes will solve the affordable housing crisis.

Parking Structures =

Large + Expensive.

Not very mindful,

not very demure.

Instead of protecting minimum parking counts, zoning needs to protect minimum bed counts.

Let the free market solve for parking.
